 If one of our communities does not provide the amenities you are looking for, we would like to help you with information and tools to find your own property to purchase. Finding land to purchase can be a difficult process. The following checklist will help you ask the right questions concerning the property of your seller and the city or county the property is within. We trust this will help you make a well informed and wise decision with as little stress as possible. 1. Check what municipality/county it is located in (if it is within city limits that city has jurisdiction over)  2. Zoning (what the parcel is zoned for; commercial, residential, mixed use) 3. Utilities/Power in place a. Connections available? b. What utility/power company? 4. Water Availability a. Contact water company and request water availability letter for the property. 5. Sewer/Septic/Well a If sewer, connection available? (verify connection fees) b. If septic, design done and submitted? c. If well, location and information 6. Check to see if: (any one of these may trigger a separate permit and/or report to be done) a. It's in a flood zone b. Any streams or ponds nearby c. It's in a wetland area d. There are any landslide or erosion issues (Note: 20% slope or more will trigger a geotech study or report) e. There are an abundance of trees on the lot (Note: May trigger a forest practice permit) 7. Lot size and building setbacks (Note: This will help determine the size of the house you can put on the lot) |
